The Store Residential

Quality Mixed Use — Newcastle CBD

  • Developer — Doma Group
  • Builder — BLOC
  • Architect — Nettleton Tribe
The Store Residential

Lincoln completed the detailed design and documentation of the mechanical services and BCA Section J for this new quality mixed-use building — currently the tallest towers in Newcastle. The project was delivered with a fully coordinated BIM model, minimising on-site issues to keep things moving. Careful consideration was given to complying with mechanical smoke control requirements for a building of this height, whilst maintaining a cost-effective, functional design that will perform throughout the life of the building.

Outcomes

  • Compliant Section J energy report
  • Full mechanical design drawings and specifications
  • Fully coordinated design

Bluewave Living Woy Woy

Aged Care Facility — Extensions and Refurbishment

  • Client — Bluewave Living
  • Architect — EJE
  • Builder — North Constructions
Bluewave Living Woy Woy

Bluewave Living has been working through completing major extensions and refurbishments to their aged care facility in Woy Woy. To maintain the facility in operation, the upgrades have been split into numerous stages. We have been with the design team and then with the builder and contractor throughout these stages. The staged approach has required very careful consideration to allow the areas to come into operation at various times.

Outcomes

  • Efficient design with independent control
  • Documentation for staged construction
  • Works in both new and refurbished building elements

80 Elbow St West Kempsey

Government Office Building — NABERS Energy Assessment

80 Elbow St West Kempsey

For this project, Lincoln worked closely with the building owner, who was driven to achieve a strong NABERS rating and help retain the Government Tenant in the building. With upgrades completed to include efficient lighting throughout and a large solar system, Lincoln provided advice on timing to help realise the improvements from these systems. The NABERS assessment was recently completed, and we were thrilled to see the building achieve the highest possible 6 star NABERS energy rating.

Outcomes

  • 6 star NABERS Energy rating — highest possible
  • Strategic timing advice to maximise solar and lighting upgrades
  • Supported retention of Government Tenant

Thomas Hassall Anglican School

Institutional — Schools

  • Client — The Anglican Schools Corporation / Thomas Hassall Anglican School
  • Architect — Stanton Dahl
Thomas Hassall Anglican School

Lincoln has been working with Stanton Dahl and the school since 2012 and has enjoyed watching the school grow and improve as the populations in the area have also grown. We have now worked on most buildings through the school, including new buildings and refurbishment of existing buildings. We have designed carefully coordinated, cost effective, functional and buildable solutions for the various uses through the school. The buildings have ranged from sports hall/centre, kitchen/canteen, administration, laboratory, woodwork, arts, library, workshop and classroom areas both junior and senior.

Outcomes

  • Careful review of constraints associated with existing buildings to avoid issues during construction
  • Carefully coordinated design with the entire design team
  • Cost effective, functional and buildable designs

Watagan Park Town Centre

Shopping Centre and Medical Centre

  • Client — Johnson Property Group
  • Architect — AJC
Watagan Park Town Centre

Lincoln completed the mechanical services design and documentation for the new shopping centre at Watagan Park. Careful consideration was required to achieve a compliant mechanical smoke control system for the space and to make suitable allowances for future tenancy fitouts. After completing the base building design we then moved on to complete the fitout designs for the majority of the tenancies, some with significant cooking equipment testing the spatial coordination in the ceiling space for the substantial exhaust systems. We also completed the design for the medical centre located on the upper level of the building, working to understand the client's needs and ensure suitable levels of control and ventilation throughout.

Outcomes

  • Mixed mode air conditioning for the mall area
  • Flexibility for tenancy fitouts
  • Cost effective, buildable design

Mingara Recreation Centre

Clubs & Hospitality Venue Upgrade

  • Client — Mingara
  • Mechanical Contractor — Precisions Air Conditioning
Mingara Recreation Centre

After earlier works assisting with the BCA J compliance for the Mingara Hotel, Lincoln has been working with the club, the design team and the mechanical contractor for the recent refurbishment/extensions. This has included a careful review of the existing building and systems as well as close collaboration with the incumbent mechanical contractor to help determine the best solutions to suit the new uses with minimal disruption to the club. In addition to the refurbishment works, we have been assisting with feasibility studies and lifecycle costing analysis to review the best options for plant replacement throughout the building as various systems reach end of life. The experience and knowledge of the incumbent mechanical contractor has proven invaluable for this building where there is limited documentation and services are mostly concealed from view.

Outcomes

  • Staged delivery to minimise operational disruption
  • Improved energy performance over existing plant
  • Improved air quality
